This house was first erected from my plans in 1888, and since then has been erected over one hundred times in the United States and Canada, on nearly as many different floor-plan arrangements, and at prices ranging from $3,00 to $8,500. In this work we give two sets of floor plans, one as usually adopted in a northern climate and one giving a general arrangement for southern requirements. This house was erected for Mr. William Weiss, of Beaumont, Texas, at a cost of over $8,500. It will be seen that the rooms are of good size, well connected and convenient. The front parlor window and the one in side of sitting room bay window are of plate glass, with stained glass transoms. The kitchen is large, having good pantry and cupboard room. Each plan has a bed room on the first floor,which is provided with closets and is convenient to back stairs. Interior: Hall, parlor, dining and sitting rooms are finished in hardwoods. Balance of rooms are pine or poplar, for paint work. Plastering is three-coat work, hard finish. Plumbing consists of sink and pump in kitchen, bath tub and bowl, with connections, gas throughout. Outside materials: First and second stories clapboarded, belts wainscotted, gables and roof shingled. Stone foundation. Painting, three-coat work. Outside blinds throughout. Size: Plan No. 1, 38x59 feet. Plan No. 2, 36x56 feet. Height of stories in both plans-First story, 10 feet; second story, 9 feet 4 inches. Depth of cellar, 7 foot under all.
